Common questions about turnkey investing

Short answers, with a video, article, episode, or training if you want to go deeper.

What is turnkey real estate investing?

A turnkey rental is a single-family or small multifamily home that is already renovated, rented to a tenant, and professionally managed when you buy it. You own the property and collect the income without doing the rehab or finding tenants yourself.

How is turnkey different from BRRRR or buying a rental retail?

With BRRRR you buy a property that needs work, rehab it, rent it, then refinance, which takes more time and hands-on management. Buying retail off the MLS means you handle repairs, tenant placement, and management choices yourself. Turnkey trades some of that hands-on upside for a property that is ready to earn from day one.

How do investors finance turnkey rental properties?

Most investors use either a conventional investment property loan or a DSCR loan. A DSCR loan qualifies you mainly on the rental income the property is expected to produce rather than your personal income, which is why many investors use it as their portfolio grows.

What happens between signing and the first rent check?

After you sign the purchase agreement, the process moves through financing, inspection, appraisal, and insurance before closing. Once you close, property management handles the tenant and rent collection, and you receive your rent after expenses.

Can I use retirement savings to buy a rental property?

Some investors use retirement accounts, such as a self-directed IRA or a solo 401(k), to buy rental property. These accounts have strict rules about how the property is owned, financed, and managed, so talk with a qualified custodian or tax advisor before you move any funds.
