What Turnkey Investing Actually Asks of You, Phase by Phase
"Turnkey" gets pitched as the hands-off way to own rental property, and that pitch leaves a lot of first-time investors with the wrong expectations. On this episode, Amber Calkins, Nate Hall, and John Blackburn walk through how Turnkey Property Pro actually structures an investor relationship, from the first planning call to life as an owner. It's a realistic look at what's expected of you at each stage, which is exactly what you want before you commit.
Three phases, one process
Every client relationship at Turnkey Property Pro runs through the same three phases. First is the plan: your goals, your buying strategy, which market fits, and what capital you're working with. Second is the buy, which covers everything from signing a contract through the handoff to property management. Third is manage, which is your ongoing involvement as an owner after closing. The hosts' advice for anyone feeling overwhelmed is to stop trying to solve all three at once and focus on the phase you're actually in.
The plan comes before the property
The planning phase works through four things in order: your goal, your buying strategy, the right market fit, and only then the actual property. That order is deliberate. As John Blackburn put it, "The property is just the widget, right? It comes down to what is your plan and what plan that can we devise that's going to make you a successful investor."
Planning usually takes more than one call. Depending on the investor, a follow-up conversation might move straight into buying strategy or stay in Q&A mode for a while. Nate Hall's summary of why there's no single script: "It's not a one size fits all."
Closing is the busiest stretch
For a fully renovated property, closing typically takes 30 to 45 days, and can stretch up to 90 days depending on the property's condition at the time of purchase. The hosts describe it as the most active, hands-on period of the whole investment for the investor, which is worth knowing going in.
You don't have to travel to do it, though. Investors close remotely through a mobile notary, so signing doesn't require a trip to the property's market. The property management agreement is also signed during this phase, and the transaction coordinator hands you directly to the property management team, so there's no gap in coverage between closing and your first day as a landlord.
What "performing well" really looks like
At the 6 to 12 month mark, a good-performing property doesn't mean one that's never had an issue. Both Nate and John describe it as a property with a stable tenant paying consistent rent, with the numbers matching the original pro forma and no major surprises. A minor maintenance item in year one is normal, not a red flag.
That's the reality behind a line Nate Hall repeated: "It's not, yes, it's turnkey, but it's not set it and forget it." Turnkey takes a huge amount of legwork off your plate, but ownership still asks you to pay attention.
Support doesn't stop at closing
After closing, Nate described staying available to investors indefinitely, with the level of involvement scaling to what each investor wants. That might mean questions about financing, planning the next purchase, or serving as an escalation point if you can't reach your property manager.
The team also recommends two habits from the start. Set up a regular check-in with your property manager, every other month or quarterly at first. And log into your property management software at least once a month to review rent collection and profit and loss, rather than waiting until tax season to figure out how to pull statements.
Turnkey Property Pro connects investors with vetted turnkey providers at no cost to the investor. Our model is results-based: we're only compensated when a deal actually closes, so our incentive is to help you find a property and provider that's genuinely a fit.
