Inside Akron's Rental Property Market

Why Akron-Canton Is a Steady, Affordable Alternative to Chasing Appreciation

September 23, 2026•4 min read

Steve Yoak says he's the largest single-family home buyer and turnkey provider in the Akron, Ohio area, and on this episode he makes the case for Akron-Canton if you're tired of "hot" appreciation markets. It's not a flashy pitch, it's affordability, low taxes, easy highway access, and an operation built to catch problems before they become yours. If you're a first-time or out-of-state investor nervous about buying a property you've never seen, this one's aimed at you.

An affordable market built for cash flow, not a comeback story

Akron and Canton sit about ten miles apart, and Steve treats them as one market. Rents there, he says, run close to the 1% rule, meaning monthly rent lands near 1% of the purchase price, a rough benchmark investors use to sanity-check whether a property can cash flow. Steve also says his company is on pace to buy over 200 single-family homes in the market this year alone, which, by his account, means the provider is actively working the market every day rather than occasionally flipping a handful of houses.

More investor-friendly than the market next door

Steve draws a direct contrast with neighboring Cleveland, which requires rental certification and inspections before a tenant can even move in. He puts a number on the cost: "You're already twenty five hundred to thirty five hundred dollars into the hole before you even can put a tenant in your property in Cleveland." Akron, by his account, is a place where local government isn't working against investors, which is a meaningful part of why his team concentrates there.

One team, start to finish

Steve's operation is vertically integrated: one team buys, renovates, leases, and manages every property, what the hosts called a "straight line of accountability." He says the renovation standard targets roughly 10 years of remaining life on major systems (furnace, water heater, windows, roof, electrical), with old roofs replaced and out-of-plumb foundation walls fully rebuilt. Steve also says his personal portfolio is nearing 150 doors, and that a property management company run by his uncle manages a little over 600 doors, all of them properties the company itself renovated.

Leasing fast, and pricing to keep good tenants

Steve says the team targets a signed lease within 30 days of closing and prices rents roughly $25 to $50 below market specifically to attract and retain longer-term tenants. He described the leasing target this way: "I always tell people from day one of closing to 30 days out, if we don't have a signed lease within that first 30 days, I'll pay your first mortgage payment," a personal assurance he offers buyers rather than a formal contractual guarantee.

Play the long game

Steve's core advice is to hold long-term. On appreciation, he's direct: "I always tell everyone, expect two to 3% appreciation. And if you catch a five, you catch a 10% one year. Thank you. Lucky stars." He also notes the first year or two is typically the weakest financially, mostly due to upfront closing costs, not a sign of a bad investment.

That long-term mindset is easier to trust when you've actually seen what you're buying, and Steve's answer to sight-unseen anxiety is simple: come see it. He estimates he's sold roughly 500 turnkey rentals, with 5% or fewer of those buyers ever visiting in person, so what he's describing isn't the norm, it's an open invitation most buyers don't take him up on. For the ones who do, the trip is built to be easy: an early flight in, a few hours touring properties and meeting the renovation and leasing team in person, and a flight home that same evening, for roughly $100 to $300 round trip, by his estimate. If a visit genuinely isn't realistic, his fallback is extensive photos, a FaceTime walkthrough, and always a third-party inspection, so no buyer is working from Steve's word alone.
